Terms of Use
These terms govern your use of the Coastal Vineyard Hideaway listing website (the "Site") and the inquiry, price‑reveal, and NDA flow it provides. By using the Site you accept these terms. If you do not accept them, please do not submit an inquiry.
1. Nature of the listing
The Site presents a privately listed countryside estate in Torres Vedras, Portugal. It is an invitation to inquire, not an offer to sell. All commercial details — including the asking price, financials, plans, permits, and condition reports — are indicative and non‑binding until formalised in a written promissory contract (contrato‑promessa de compra e venda) signed before a Portuguese notary or lawyer.
2. Eligibility
You must be at least 18 years old and legally able to enter into a real‑estate transaction in Portugal. You must submit accurate identity and contact information. We may decline or revoke access to confidential information if any submitted detail is false, misleading, or inconsistent with later identity checks.
3. Inquiry and price reveal
- The price is shown only after you complete the inquiry form with verifiable details.
- We apply automated checks (email validity, plausibility, rate‑limiting) and may decline submissions that fail them.
- A successful submission does not reserve the property and creates no obligation on either side.
4. Confidentiality and NDA
Documents disclosed past the price reveal — including the full information pack, financials, permits, and tour links — are confidential. By accessing them you agree:
- not to share, copy, or republish them outside your immediate professional advisors (lawyer, accountant, lender, partner);
- to use them solely to evaluate a possible acquisition;
- that any e‑signature or click‑through acceptance you complete is legally binding under Regulation (EU) 910/2014 (eIDAS) and Portuguese Decree‑Law 12/2021.
5. Intellectual property
Photographs, renders, plans, copy, and the design of the Site are owned by the estate owners or their licensors. You may view them on the Site for evaluation purposes. Any other use — reproduction, redistribution, scraping, training of AI models — requires written permission.
6. No advice
Information on the Site is provided "as is" and does not constitute legal, tax, financial, or investment advice. Revenue figures from the existing 5★ Airbnb operation reflect past performance and are not a forecast. Always consult independent advisors before committing.
7. Limitation of liability
To the maximum extent permitted by Portuguese law, the owners are not liable for indirect or consequential losses arising from use of the Site, downtime, inaccuracies in the listing materials, or third‑party services (hosting, email, mapping). Nothing in these terms limits liability for fraud, gross negligence, or wilful misconduct.
8. Acceptable use
Do not attempt to bypass the price‑reveal or NDA gates, automate submissions, scrape content, probe the Site for vulnerabilities, or impersonate another person. We may block access without notice if these terms are breached.
9. Governing law and venue
These terms and any non‑contractual obligations arising from them are governed by the laws of Portugal. The courts of the District of Lisbon have exclusive jurisdiction, without prejudice to mandatory consumer protection rules in your country of residence.
10. Changes
We may update these terms as the listing evolves. The "Updated" date at the top reflects the current version. Continued use of the Site after a change constitutes acceptance.
